After handover the Reserve operates as a single full service apartment hotel, open all four seasons and staffed all year, and every one of the 133 residences is run inside that operation by the Reserve’s own team. You hold the title and use your residence when you wish; the rest of the year it works.

Every residence is run inside the Reserve’s own hotel operation, so it works all year rather than sitting shut for eleven months. The two numbers below are the ones that decide the answer: what a night sells for, and how full the building is. Both start where we expect to run them. Move either and watch the figure change.

The assumptions, stated
- Nightly rates start at the Reserve’s own planned operating card — PKR 70,000 for a one bedroom, PKR 160,000 for a two bedroom and PKR 250,000 for a three bedroom — and you can move them.
- Occupancy is the share of the year let, starting at our planning figure of 60%. The Reserve is staffed and open through all four seasons, including the snow season, when most of Nathia Gali closes.
- Hotel management is 30% of gross room income, all in, and it is deducted in front of you in the table above. There is no separate owner service charge on top.
- The purchase figure used is the published starting price for that residence type. A specific residence is priced individually, and those figures go to the founders’ list.

Founded by Ahmed Khilji, an operator before a developer, whose team has run 24/7 guest operations for 4,000+ properties worldwide.
